Once we have an approved design and a signed contract, we work diligently to coordinate materials, crews, approvals, and permits for a smooth construction phase. The time between contract signing and construction beginning is vital planning time for a pleasant experience for everyone.

Scheduling the building and completion of an outdoor living space is a complicated process with many contributing factors. With so many variables contributing to the construction of any given project, we have to be flexible and will keep homeowners informed as things arise. From HOA approvals and obtaining permits to crew schedules, and ordering materials, a great deal goes into the creation of our construction schedule. Weather can also be a factor that affects the schedule.

HOA Approval

Most subdivisions have a Home Owner’s Association with an architectural review board. Archadeck will provide the homeowner with design plans to submit to their HOA board for approval. We always wait to get HOA approval before beginning the permitting phase of any outdoor living project. Approval can take as many as 30 days depending on the responsiveness of the HOA.

Permitting

Building permits are required for most projects in all our service areas. As in all cities and counties across the United States, our building departments enforce state building codes by reviewing plans and granting permits as well as providing the final inspection and Certificate of Occupancy. At Archadeck of Raleigh- Durham and the Greater Triangle, we always take the time to have everything properly permitted before construction and inspected during the appropriate phases of construction. Construction plans and permits must remain posted on-site throughout the entire construction phase until the final inspection is approved and certified.

Crew Schedule

Sometimes this queue gets long during the busiest spring and summer building seasons. Our crews are top notch builders who possess a great deal of talent. Materials

Depending on the intricacy and scope of the custom designed deck, patio, porch or pergola, there may be some custom material orders. At Archadeck of Raleigh-Durham, we use the time during the HOA approval and permitting process to coordinate custom orders so materials will be available when the project starts. We have fantastic relationships with our reliable vendors, so we know how much time to allow between ordering and receipt of materials.

Weather

Our crews do not work during rainy or snowy weather. There is a great deal of safety, and personal comfort concerns that we take quite seriously. Each day by 6:30 am we will make the decision. If our crews are released for rain, they will not work that day – even if the weather clears later in the day. It is possible that inclement weather can delay the start or completion of an outdoor living project. We will keep you informed throughout the process.

Site Prep

Approximately 7-10 days before the scheduled start date we will inform you of the exact start date. At this time, we will schedule utility lines to be marked, if needed. The homeowner doesn’t need to be home for this. This is also a good time to clear the area of personal possessions and relocate shrubbery or landscaping items to be preserved. Please make sure to mow the lawn prior to the exact start date to minimize excess moisture in the project area.
